Essential Job Functions
Important responsibilities and duties may include, but are not limited to, the following:
Manages department operations for procurement, maintenance, custodial activities, and construction projects.
Interprets, implements, and maintains compliance with all governmental and accreditation regulations.
Manages inventory on maintenance and custodial equipment and supplies. Researches replacement and upgrades in accordance to purchasing guidelines.
Conducts training for staff and contractors concerning safety procedures, safe operation of equipment, and machinery, materials handling and emergency issues.
Oversees snow removal and lawn maintenance operations on College property.
Manages annual physical plant budget to ensure efficiency in staffing and in use of materials and equipment.
Hires, trains, supervises and evaluates staff as well as manages contracted services.
Schedules and directs testing for fire prevention and safety as required by Local, State and Federal regulations.
Manages the College’s vehicle fleet, fuel system, and driving records of all employees that use fleet vehicles.
Partners with various College departments and divisions to prepare buildings and grounds for scheduled activities.
Receives, processes, and coordinates work requests for all facilities repair, maintenance, and custodial requests.
Monitors information sources regarding inclement weather and hazardous road conditions. Consults with the Vice President of Administration & Finance to make recommendations on College cancellations, late starts, and early dismissals.
Maintains records, files, maintenance agreements, contracts, and warranty information for equipment and mechanical systems.
Serves as liaison with architects, engineers, and contractors regarding new construction, major renovations, and remodeling.
Facilitates projects to ensure they are completed within time, design, and budget specifications.
Develops and implements short and long-range maintenance plans to ensure resources are effectively utilized.
Participates in College safety planning to ensure staff are educated on the regulations of state and local codes.
Oversees recycling and garbage disposal for entire campus as well as driving new green initiatives.
Evaluates and implements energy conservation methods.
Participates in reviews for ADA, EPA, DNR, OSHA requirements related to the college's campus and buildings.
Participates in campus committees as assigned.
Performs other duties as assigned.
Unless otherwise approved under Hawkeye’s remote work policy, regular on campus and/or onsite attendance is considered an essential function of the position.
Minimum Qualifications
Bachelor’s degree in Engineering, Business Management or Technology Management or related field.
Three (3) years of experience in the operations, the maintenance, and the support of commercial buildings OR a combination of related education and experience to total seven (7) years.
Must possess a current driver’s license valid in the State of Iowa and a driving record insurable by the College’s insurer. Must be able to obtain additional endorsements as needed.
Ability to obtain an OSHA 30-hour card for General Industry within twelve (12) months of hire.
Experience with commercial building construction, building systems and the required maintenance procedures for HVAC, electrical, plumbing, fire suppression systems, low voltage systems (security/camera).
Knowledge of financial rules, required compliance regulations, laws, and procedures.
Must possess supervisory skills.
Knowledge of budget management and fiscal monitoring.
Knowledge of state and local building, safety, ADA, and health codes.
Demonstrated ability to work with a culturally diverse student population, faculty, staff, and the general public.
Ability to demonstrate strong interpersonal communication.
Skilled in PDF applications, Microsoft Office Suite, Google applications, and video conferencing technology.
Has knowledge or experience working with low pressure steam systems.

Working Conditions
Anticipated schedule is Monday through Friday 8:00 am – 4:30 pm with occasional hours during the evening or weekends as need arises.
Work is performed either in or a combination of an office setting and/or classroom setting using technology. Requires good hand-eye coordination including visual acuity to use a keyboard and read technical information; arm, hand and finger dexterity, including ability to grasp. Sit, stand, bend, lift and move frequently during working hours. During course of day, interact with students, faculty and staff in person, by telephone and computers.

Diagnose, repair, clean, adjust and install fuel, ignition, electrical and cooling systems involving repair and replacement of parts such as carburetors, fuel pumps, starter motors, distributors, generators, voltage regulators, wiring, switches, batteries, radiators, thermostats, and water pumps. Observe safe work methods and utilize safety equipment related to work.
Diagnose and repair a wide variety of gasoline and diesel injection systems and engines; trucks and construction equipment; advanced electrical systems; computer systems and modules using DVOM, scan tools and lab scope; power transmission systems including clutches, standard transmissions, auto transmissions and differential units; front and rear axles, gears, bearings, universal joints and hydraulic units.
Diagnose, repair and maintain vehicle air brakes, hydraulic systems and associated power take-off equipment, steering mechanisms, brakes and other controls; and inspect and replace broken or worn parts.
Install electrical and radio systems in vehicles as necessary. Modify systems as required. Maintain and repair solar charging systems.
Operate fabrication equipment such as band saws, chop saws, plasma cutter, drill press, horizontal lathe, metal shear, press brake, tubing bender and tubing notcher. Load and unload trucks and equipment with a forklift.
Road test vehicles, drive trucks or equipment as required. Diagnose and perform electrical, hydraulic and other repairs in the field. Perform smog checks, smog related failure repairs, and certify vehicles.
Perform specialty repairs on Police and Fire equipment, minor repairs to engines and vehicle alignments. Use and perform minor maintenance on hand, power and shop tools and test equipment. Perform preventive maintenance on construction equipment, heavy trucks, street sweepers, automobiles, light trucks and other equipment. Maintain and repair small gasoline engines and equipment found on mowers and chain saws.

JOB SUMMARY
To assist Fleet Technician II and Fleet Technician III in providing safe, reliable and cost-efficient vehicles by learning to perform quality preventive maintenance inspections and repairs as well as learning to diagnosis and repair as required to prevent breakdowns on road, reduce vehicle downtime and improve total fleet reliability.
RESPONSIBILITIES
Learn to perform required inspections and preventive maintenance under the guidance of fleet technician II & III or fleet manager on vehicles and equipment to maximize the safety, reliability, and cost efficiency throughout the life cycle of the fleet.
Learn to perform FAI/CVI (Annual) (First Article Inspection - Commercial Vehicle Inspection) inspections on all fleet vehicles including tractors, trailers, converter dollies, light-duty vehicles, and any other company-owned equipment under the guidance
of fleet technician II & III or fleet supervisor or manager in accordance with all federal, state and local legal and regulatory agencies. (Includes all state-required inspections and frequencies).
Learn to perform quality preventive maintenance inspections per company methods under the guidance of fleet technician II & III, fleet supervisor or manager on all fleet vehicles including tractors, trailers, converter dollies, lift-gates, light-duty vehicles,
and any other company-owned equipment.
Learn to perform quality maintenance repairs under the guidance of fleet technician II & III or fleet supervisor or manager as required to maximize safety and reliability on all fleet vehicles including tractors, trailers, converter dollies, lift-gates, light-duty
vehicles, and any company-owned equipment.
Learn to perform maintenance repairs on all vehicles under the guidance of fleet technician II & III or fleet supervisor or managers such as inspections, scheduled repairs, malfunctions and road-call repairs in a safe, efficient, timely and quality
manner.
Address all driver vehicle inspection report write-ups timely, efficiently and correctly the first time under the guidance of fleet technician II & III or fleet supervisor or manager.
Diagnose cause of any malfunction and perform repairs to manufacturer specifications including but not limited to engines, transmissions and clutches, drive-line, differential, steering and suspension, fuel and ignition system, exhaust systems
(including regeneration systems), intake systems, electrical systems, brake systems, HVAC systems and lift-gate hydraulic, mechanical and electrical systems under the guidance of fleet technician II & III or fleet supervisor or manager.
Follow procedures including documenting all work performed on work order using complaint, cause, and correction format under the guidance of fleet technician II & III or fleet supervisor or manager.
Learn and develop efficiency in Sysco computer programs under the guidance of fleet technician II & III or fleet supervisor or manager

This is a Management Service position that exercises supervisory authority over assigned staff. Oversee difficult or complex assignments in landscape maintenance, facility and utility system maintenance, repair and rehabilitation and new construction. Such assignments may require blueprint and contract reading, carpentry, plumbing, electrical wiring, masonry, asphalting, painting and other construction knowledge or skills.
Work with the district manager and OPRD staff to effectively manage natural and cultural resources within OPRD guidelines and in a manner which will protect resource values, especially native plants and rare, threatened and endangered species, significant wetlands, and cultural or historic properties contained on park lands within the Sunset Bay Management Unit.
Inspect park properties and facilities to identify potential hazards; take appropriate and necessary measures to eliminate or mitigate hazards.

Insure that factual, interesting information about local attractions and OPRD properties and programs is provided to park visitors, news media, service clubs and civic organizations. See that "Jr. Ranger" and evening "campfire" programs are in major campgrounds during the summer season.
Inspect park properties and facilities to identify potential hazards; take necessary measures to eliminate or mitigate hazards.
Explain park rules and regulations to park visitors;
Seek voluntary visitor compliance with park area rules and regulations; issue verbal and written warnings as necessary;
Issue citations for rule violations as necessary; prepare related reports; testify in court as required;
Issue notices of exclusion as needed.
Office Oversight (5%)

Consults with and maintains regular communication with the Director of Warehousing and Logistics regarding service audits and procurement of equipment and supplies.
Identify departmental equipment needs and maintenance issues and convey to Director of Warehousing and Logistics to ensure that all required vehicle maintenance is performed in a timely manner.
Always operate within company policies and procedures.
Package finished product for shipping (shrink wrapping, boxing, labeling), stage finished product for loading, load finished product onto trucks, unload raw materials from trucks and move raw materials to warehouse storage.
Conducts regular trainings with employees and ensure that all drivers are up to date in all DOT (Department of Transportation) and safety procedures.
Other duties as assigned.
Basic Requirements:
High school diploma
Must have and maintain a valid Ohio CDL Class A driver's license and have a driving record.
Must be able to work rotating shifts, including weekends.
Able to safely lift/push/pull up to 75 lbs. periodically, to reach above-head level; full range of body motion with ability to stoop, bend, squat, grasp, handle, finger and manipulate items; perform repetitive fine motor functions with fingers, wrists and arms. Able to traverse a wide variety of physical environments without assistance including uneven surfaces and stairs. Able to stand/walk for long periods of time. Able to work outside during all seasons and in inclement weather. Able to read and understand equipment/equipment manuals and instructions.
